Terms and Conditions
1. Reservations

All reservations can be made through the Blackside Cottage website at blacksidecottage.com
Reservation enquiries are made "on request" and subject to availability
Upon enquiry, you will receive an email confirming availability and pricing
A booking becomes confirmed only when:

The required deposit or full payment has been received, AND
A Reservation Confirmation email has been sent to the guest

2. Payment Terms
Payment Methods:

Bank transfer (preferred method)
Credit or debit card

Payment Schedule:

For bookings made 31+ days before arrival: A non-refundable 30% deposit is required to secure the booking, with the remaining 70% balance due 30 days prior to arrival
For bookings made within 30 days of arrival: Full payment is required at the time of booking
If full payment is not received 21 days prior to arrival, we reserve the right to cancel the reservation and retain the initial deposit

3. Cancellation Policy

31+ days prior to arrival: Loss of deposit only
30-15 days prior to arrival: 50% refund of total booking value
14 days or less prior to arrival: No refund

4. Amendments to Reservations

All amendment requests must be made in writing
Amendments will be accommodated wherever possible, subject to availability
Please note that date changes may result in price adjustments based on seasonal rates

5. Check-in and Check-out

Check-in: Between 3:00pm and 8:00pm on your arrival date
Check-out: By 10:00am on your departure date
Detailed directions and arrival instructions will be provided following booking confirmation
For early check-in or late check-out requests, please contact us in advance

6. Occupancy and Licensing

Blackside Cottage is licensed to accommodate a maximum of 2 adults
Children aged 13 years and under may stay in addition using the sofa bed
A maximum of 2 dogs are permitted unless otherwise agreed in advance
Licensed by East Ayrshire Council: EA00012F

7. Guest Responsibilities
Smoking Policy:

Blackside Cottage operates a strict no-smoking policy indoors
Guests are welcome to smoke outside the property

Pets:

Pets must not be left unattended in the property at any time

Property Use:

The property is for private residential use only
Commercial photography, filming, or events are not permitted without prior written authorization

​

Property Care:

Blackside Cottage is maintained to the highest standards to ensure every guest enjoys a memorable experience
Guests are expected to leave the property in the same condition as found upon arrival
Guests are responsible for the cost of repairing or replacing any damage caused during their stay
An additional cleaning fee of £150 will be charged if excessive cleaning is required, including evidence of indoor smoking
If damage or excessive mess results in cancellation of subsequent bookings, guests will be liable for all loss of revenue

Accidental Damage:

We understand that minor accidents can occur during normal use
If any breakages occur (e.g., glassware), please inform us so replacements can be arranged for future guests
